Cracked and sinking concrete in Duluth, St. Cloud, Brainerd, Elk River, and Central/Northern Minnesota?

Here’s why it happens and how to fix it permanently

    Why Concrete Sinks:

The Soil Problem Beneath Your Slab

Concrete doesn’t fail on its own, the ground beneath it does. In Minnesota communities from Duluth and St. Louis County to St. Cloud, Brainerd, Baxter, Elk River, and Sauk Rapids, slabs need a stable, well-compacted base to handle heavy loads, freeze-thaw movement, and seasonal soil changes.

The most common causes of sinking concrete in Duluth, St. Louis County, St. Cloud, Stearns County, Sherburne County, Benton County, Crow Wing County, and Cass County:
    Poorly compacted fill soil
Loose fill placed during original construction compresses over time, creating voids beneath the slab
    Drought shrinkage
Extended dry periods cause soil to contract and pull away from the underside of the slab
    Soil washout
Heavy rainfall, poor yard drainage, or underground plumbing leaks erode soil completely, leaving hollow pockets
    Freeze-thaw cycles
Minnesota’s harsh winters in Duluth, St. Cloud, Brainerd, and surrounding counties cause repeated ground movement that displaces the base layer season after season

Once voids form beneath a slab, the unsupported concrete cracks and sinks unevenly, and the problem accelerates the longer it goes unaddressed for Minnesota driveways, sidewalks, garage floors, patios, and interior slabs.

    Surface Deterioration:

Why Minnesota Concrete Pits, Flakes, and Stains

Structural sinking isn’t the only threat to Minnesota concrete. Untreated concrete is naturally porous, making it highly vulnerable to surface-level breakdown from snowmelt, rain, deicing salts, moisture, and contaminants.

How Minnesota freeze-thaw cycles destroy concrete surfaces:
Water seeps into the concrete’s tiny pores
Temperatures drop and the trapped moisture freezes, expanding with tremendous internal force
Repeated freeze-thaw cycles destroy the pore structure, weakening the slab from the inside out
The surface begins to pit, flake, and spall, breaking away in patches

Because untreated concrete is so porous, it also permanently absorbs stains from oil, gasoline, dirt, deicing residue, and other contaminants common on Minnesota driveways and garage slabs, stains that standard cleaning cannot remove.

    “Street Creep”:

The Hidden Force Cracking Minnesota Driveways

One of the most misunderstood causes of driveway damage across Minnesota is street creep, a cycle of pressure that can affect homes in Duluth, St. Cloud, Brainerd, Elk River, Sauk Rapids, and surrounding counties.

    Here’s how it works:
In winter, large residential street slabs contract and their expansion joints widen
Debris, sand, gravel, and pebbles, fills those open joints
When warm weather returns, the street slabs expand back outward
Debris-packed joints can’t compress, so the pressure transfers directly into your driveway
The result: serious cracking and structural shifting where the driveway meets your home’s foundation

Street creep damage is often mistaken for normal settling, but without correction, it worsens every year through Minnesota’s seasonal freeze-thaw cycle.

Minnesota Concrete Safety Hazards and Property Damage You Can’t Ignore

When do I need to call a contractor?

Failing concrete isn’t just a cosmetic problem for Minnesota homeowners. Left unrepaired, sunken and cracked slabs create real safety risks around driveways, sidewalks, garage floors, patios, and entryways.

Warning signs your concrete needs immediate attention:
Floors pulling away from walls, leaving visible gaps at baseboards or ceilings
Interior wall cracks, especially at the corners of door frames
Uneven or sunken sections creating tripping hazards indoors and outdoors
Water pooling on surfaces that should drain away from the home
Accelerating soil erosion beneath the affected slab

Every day a sunken slab goes unrepaired, pooling water and snowmelt can erode the soil beneath it, putting Minnesota homes and foundations at risk and reducing property value.

    PolyLevel® Foam Injection:

The Fast, Permanent Fix for Sinking Concrete

Replacing a sunken slab is expensive, disruptive, and often unnecessary. For Minnesota homeowners in Duluth, St. Cloud, Brainerd, Elk River, Sauk Rapids, and nearby counties, PolyLevel® polyurethane foam injection lifts concrete back to level without demolition.

    How PolyLevel® works:
Technicians drill penny-sized holes into the sunken slab, no jackhammering, no major disruption
High-density polyurethane foam is injected beneath the concrete
The expanding foam fills voids, consolidates weak soil, and lifts the slab back to its original position
Holes are patched and the surface is ready to use in as little as 15 minutes

    NexusPro® Joint and Crack Sealant:

Stop Water Before It Destroys the Base

Open cracks and unsealed control joints let Minnesota rain, snowmelt, and ice work beneath your slab. NexusPro® silicone-based sealant closes those gaps permanently and outperforms every hardware store caulk on the market.

    What makes NexusPro® different:
UV-resistant, maintains flexibility and color without drying out or yellowing over time
Extreme temperature rated, engineered for Minnesota freeze-thaw cycles in Duluth, St. Cloud, Brainerd, and surrounding counties
Permanently flexible, expands and contracts with the concrete without cracking or bubbling
Finished appearance, detailed with native sand for a clean look that blends with your existing surface

    Slab Pier Systems:

When Minnesota Interior Floors Need Deep Stabilization

When interior concrete floor slabs in Minnesota homes sink and pull away from walls, the underlying soil problem may be too deep for foam injection alone. In those cases, a slab pier system delivers permanent structural stabilization.

    How slab pier installation works:
A small access hole is created in the floor, minimal disruption to the living space
A heavy-duty steel bracket is positioned beneath the slab
Steel tubes are hydraulically driven deep into the ground until reaching stable, load-bearing soil or bedrock
The weight of the concrete is transferred through the piers, permanently stabilizing the floor
In many cases, the floor can be partially or fully lifted back to level

    SealantPro™ Concrete Protector

    Molecular-Level Surface Protection

SealantPro™ bonds with concrete at a molecular level, creating a permanent barrier against the Minnesota elements that destroy unprotected driveways, sidewalks, patios, and garage slabs over time.

What SealantPro™ protects Minnesota concrete against:
    Water infiltration and freeze-thaw spalling
    Oil, gasoline, and chemical staining
    Dirt absorption and surface pitting
Applied in a single coat, no repeat annual treatments

Why choose PolyLevel® for concrete lifting and leveling?

    Rapid cure and minimal downtime:
PolyLevel® sets quickly, allowing most surfaces to be fully usable within 15 minutes to an hour. Traditional methods like mudjacking or replacement can take days—or even weeks—before use.
    More cost-effective than replacement:
Lifting and leveling with PolyLevel® eliminates the need for costly demolition and replacement, and is often more affordable than mudjacking.
    Stabilizes the underlying soil:
Unlike heavy cement-based methods that add weight to failing ground, PolyLevel® expands to fill voids and reinforce weak soils—addressing the root cause of settlement.
    Clean, non-invasive installation:
PolyLevel® requires small, discreet injection points and avoids the heavy equipment that can damage landscaping. The result is a cleaner repair with minimal disruption.
    Reduced environmental impact:
By restoring existing concrete instead of replacing it, PolyLevel® minimizes material waste and keeps debris out of landfills.

I haven't had any repairs done yet, but Myke came to give me an estimate on my concrete driveway and sidewalk. Everything that he explained was clear and thorough. He's very knowledgeable about the products they use, how the process works, and what to expect. Myke was very patient with all of the questions I had. He didn't make me feel like I was being undermined at all and it was sincerely appreciated.
The communication with this company was excellent. They contacted me promptly, followed through with the appointment and were on time and super efficient. The presentation was professional and the cost was what we expected. But best of all, we can afford the solution to our concrete problem! A win for us!

We were very impressed with the concrete repair done on our large front steps. We have experienced significant settling in the past thirty years and we finally are addressing the issue. Shane Ng, the foreman, explained the process at the beginning and kept us informed throughout. They were very efficient and did a great job cleaning up. The results are excellent.

Had DBS come out and give me a quote on repairing a basement wall made of concrete blocks. The wall had big stair stepping cracks, horizontal cracks, and the wall was bowing in. I had multiple company’s out for quotes. The Guy from DBS, Henrik was the first quote I received. He didn’t try to scare me or push me into a sale. He told me what was wrong and what I needed to do to repair it. I didn’t have the same experience with other contractors, I was quoted thousands of dollars of repairs that weren’t necessary and was quoted obnoxious amounts of money to fix it. DBS was always upfront annd honest. Obviously I went with DBS. They installed brackets to secure the wall and straighten it. They were great to work with, their goal was my goal, ensuring the integrity of the wall. The whole process was very easy from my side. I can’t believe the amount of work Shane, the installer was able to get done in one day. Great, honest company. I’d recommend them to anyone.

The crew was great throughout the whole process. From the initial guy on site quoting the job to the guys actually shoveling and leveling the concrete, they were very professional and knowledgeable. When the job was done it looks as if their never was a issue with my concrete all along. Very happy with the results

Excellent! Should I need any concrete work again I have a great resource. The crew that did the work was highly skilled with years of experience. The sales person ugh salesman... No he was very helpful and I learned a ton. Had more than three bids over a few years they all felt off and way more costly more than doable. Couldn't believe the deal. Best of all looks great and level to do that awful snow shoveling. Thank you all at DBS.

Concrete lifting work I had done looks great! The contractor from DBS talked through everything he was planning to do, then did what he said, cleaned up after himself, and then reviewed everything he had done before he left, and took time to answer my questions. Overall it was a great experience!
